Understanding equity, CLTV, and rates
Equity is the difference between your home's current value and what you still owe on the mortgage. CLTV (combined loan-to-value) is the total of all mortgage debt divided by home value. Most HELOC and home equity loan lenders cap CLTV at 80%–90% — that's the ceiling on total borrowable amount.
HELOCs typically carry variable rates that move with the prime rate; home equity loans are usually fixed. Your home is collateral for either product — missed payments can lead to foreclosure. Compare secured (HELOC / home equity) against unsecured (personal loan) options carefully.
